Transformative mixed-use development takes shape in Omaha

Omaha, Nebraska – Omaha has welcomed the initial phase of an expansive, multifaceted development known as The Mercantile. This transformative project, described as a “city-defining” augmentation to the downtown area, consists of a vast 20-acre expanse dedicated to residential, commercial, and retail components, as well as green spaces.

Brickline at The Mercantile, the completed first phase of the project, encompasses three new city blocks. It includes an accessible, pedestrian-friendly plaza that spans 35 feet in width, along with a premium 379-unit apartment building. Furthermore, the project designates 35,000 square feet of space for ground-floor retail between 10th Street and 8th Street on Harney Street.

The upscale apartment complex at Brickline provides a host of amenities. These comprise a resort-style swimming pool with grills, an entertainment terrace, a club room, a coworking lounge, a state-of-the-art fitness center featuring on-demand studio classes, a media and game lounge, a golf simulator, and a pet spa. Bicycle storage has also been accounted for.

Brad Soderwall, Managing Director at Hines, underscored the significance of this inaugural phase. “The opening of the first phase of The Mercantile is an exciting milestone for Hines and a celebration of years of successful collaboration with the City of Omaha,” he said. He further highlighted that “Brickline’s residents have embraced our market-leading amenities and the live, work, and play lifestyle that has been created in downtown Omaha.”

In a novel arrangement, the building incorporates a city-owned parking garage within its infrastructure. Park Omaha, featuring 660 spaces, will offer monthly public parking, with options of $130 for a reserved spot and $90 for a non-reserved spot. Daily parking is set at $1 per hour up to a maximum of $10 per day, with special pricing during the annual College World Series. Ken Smith, the city’s parking and mobility director, emphasized that this is a unique addition to the Park Omaha system.

Additionally, the Flagship Group, an Omaha-based national restaurant owner and operator, has plans to open three new establishments, including an American grill concept called Memoir, a tequila bar named Ghost Donkey, and a duckpin bowling venue known as Cham Pang Lanes. Moreover, a gourmet southern cuisine restaurant, Tupelo Honey Cafe, is set to open in October 2023.

Future stages of The Mercantile development project promise the addition of more apartment buildings, a boutique hotel, office spaces, additional retail outlets, and structured parking areas with public access. All these establishments will offer views of the Heartland of America Park lake.
